The nearby Korea University campus and the Seongbuk Cultural Center also anchor daily foot traffic and long-term rental demand from academic and cultural workers.
Transaction records show 47 apartments changed hands in Seongbuk-dong between April and June, with the largest single deal closing at 2.15 billion won for a 112-square-metre unit on Hyehwa-ro 3-gil. Average price per square metre stood at 16.3 million won, still 18 percent lower than equivalent units in Apgujeong-dong over the same period.
